Our team at Patuxent Architects has been honored to work with Calvert Internal Medicine Group (CIMG) on at least two previous office tenant-fit-out projects. One of these projects was located in the medical office section of the Calvert Memorial Hospital in Prince Frederick, and the other was in the Dunkirk Medical Office Building in Dunkirk.
In addition, we provided design services for the South River Pediatrics office on the second floor of the Dunkirk building, so our team is familiar with both the building and CIMG. We’re grateful that Calvert Internal Medicine has put their trust in us for multiple office tenant fit-out projects, and we were excited at the chance to take on a new project with them.

A new office with new needs
For this new project, Calvert Internal Medicine Group is planning to lease Suite 203 in the Dunkirk Medical Office Building (located at 10845 Town Center Boulevard).
However, the existing layout does not meet their needs. So they asked us to evaluate the space and provide a design for a new layout that will incorporate the spaces that they require.
In consultation with the client, we documented all of their needs:
- The current layout included a small waiting room and large reception office with a large file storage area; however, the file storage space is no longer required now that most medical records are stored electronically.
- The client wanted to devote more space to the waiting room, and provide enough workspace for two staff members in the reception office.
- CIMG wanted patients to enter the waiting room and have convenient access to a counter with check-in kiosks near the entry door.
- They wanted patients to be able to be admitted through the main entry door, but exit without having to re-enter the waiting room.
- They also wanted the reception office to serve as the check-out station.
- The existing lab space was not large enough to accommodate their needs, so they requested a larger lab area.
- The exam rooms were sufficient for their needs, but they wanted to add private office spaces for their providers.
- Finally, they asked for a triage station — located between the waiting room and the exam room corridor — where staff can get a patient’s blood pressure and weight before being escorted to an exam room.

Just what the doctor ordered
In response to these requirements, we created a layout design that kept the exam room and corridor layout “as-is” — but removed the waiting room, office, reception area and lab area to create a layout that meets the client’s program requirements.
Our design:
- Expanded the waiting room into the existing reception area.
- Provided a new counter with check-in kiosks near the entry door.
- Relocated the reception area to the opposite side of the waiting area (where the office space was previously located). The office corridor exits the space next to this location.
- This location allows the reception area to monitor the waiting room and serve patients there — and also as the check-out counter when patients exit the office via the second office access door.
- Created a triage area between the waiting room and the office corridor; this area includes a chair, scale, and accessible grab bars to assist patients.
- Removed the existing second restroom, and installed a new restroom next to the new triage room.
- Converted the existing file storage area and part of the reception area into a staff break room with a counter, sink, and refrigerator.
- Created a new custodian closet at the end of the hallway, next to the restroom.
- Enlarged the existing lab space to create a new lab space next to the existing restroom.
- Remodeled the existing restroom to make it ADA-compliant.
- Installed built-in storage cabinets in the area next to the existing restroom.
- Demolished the existing restroom and break room areas to make space for two private offices for the providers.
- Modified the wall between Exam Rooms 1 and 2 — creating a niche to relocate the sink and counter — providing some more space in Exam Room 1 (which was pretty small originally).


And today…
Things are happening! We’re currently working on the construction documents for the tenant space and coordinating with the client and the MEP engineer.
